Swire Properties has broken ground on The Residences at Mandarin Oriental, Miami, a two-tower luxury project on Brickell Key. The company said the development is on schedule for delivery in 2030.

The North Tower, designed by New York-based Kohn Pedersen Fox, will rise 33 stories and include a 121-room Mandarin Oriental hotel, which the company describes as the brand’s planned North American flagship. It will also hold 70 private residences and 28 hotel-managed residences. The 66-story South Tower will contain 228 private residences.

Total sales across both towers have passed $1.7 billion, according to the company, with more than $620 million booked in 2026. The South Tower is 80 percent sold, and the North Tower is 25 percent sold. Earlier this year, two penthouses sold for $49.9 million each, which the company said set mainland Miami records.

Pricing for remaining units starts at $7 million in the South Tower and $4 million in the North Tower. Fortune Development Sales is handling sales. A 100,000-square-foot amenity podium will connect the towers, with pools, a spa-style wellness area, a children’s club and an indoor golf simulator.

The project replaces the former Mandarin Oriental hotel, which was demolished in a controlled implosion less than six months before the groundbreaking.
