Miami Design District Associates and BH3 Management have closed a joint venture to redevelop The Ursa, a Class A office building in the Miami Design District. The partners combined adjacent properties into a single 20-story tower that will offer about 250,000 square feet of office space and roughly 15,000 square feet of ground-floor retail.

Construction is expected to start in 2027, with completion anticipated in 2029. The building will include floor plates of 18,000 to 20,000 square feet, 14-foot ceilings, landscaped balconies, an amenity deck, fitness facilities, dining and on-site parking. Office floors starting on the seventh level will have water views and views of the Miami skyline.

Arquitectonica and Arsham Studio designed the project. Artist Daniel Arsham will curate its art program, including installations on the facade and in the lobby.

The project comes as Miami office leasing remains strong. A recent JLL Research report found that Miami office leasing in the first half of 2026 topped full-year totals for both 2024 and 2025.

Across the street, Fouquet’s Miami Hotel and Residences is planned with 143 residences and 85 hotel rooms, designed by David Chipperfield. Leasing questions can be directed to Aaron Vomberg, and more information is available at TheUrsa.com.
