Jupiter town council members heard a developer’s plan for the former Suni Sands waterfront site during a special meeting Thursday evening. The proposal calls for 44 condominiums, a 110-room hotel, a restaurant and a marina. The marina and related uses would occupy about 4.5 acres of the 10.5-acre parcel off A1A.

The site was once home to the Suni Sands Mobile Home Park. Development stalled after archaeologists found Native American sites on the land. Earlier this year, the town and the developer reached an agreement to allow building on part of the property. The town is buying just over an acre of the waterfront for $10 million.

The developer is asking the town for several waivers. Charles Modica, the developer, told the council he wants to create a space the community can enjoy while keeping much of the land undeveloped.

Dozens of residents attended to voice concerns about building on one of the town’s last waterfront properties. One young resident told the council the land is part of the community’s natural heritage and cannot be replaced once developed.

Thursday’s meeting was the first reading of the proposed rule changes needed to allow the project. No final vote was reported.
