The Hollywood City Commission approved the Hollywood Beach Overlay District on Wednesday, a framework meant to guide revitalization along the beach while protecting its established character, the city said in an Instagram post.
The overlay divides Hollywood Beach into sections the city calls “precincts,” each with its own rules. It sets land use and zoning standards, including maximum building heights and densities, and adds design standards aimed at preserving the area’s look and feel.
The city said the most significant change is the opportunity for new hotel development in the Central Beach area, which it described as vital to tourism and hospitality. The overlay also creates a path to redevelop the long-shuttered Hollywood Beach hotel, which the city described as the gateway to the beach.
Officials said the overlay works alongside the city’s Urban Design Guidelines and places a focus on high-quality architecture. Community engagement sessions shaped the plan, according to the city, which said feedback called for a balanced approach. Residents can review the Hollywood Beach study on the city’s website.
